Location / Size: In the hilly area conveniently located adjacent to Government Land (Green Area - which does not allow any development) with distant sea and unobstructed mountain views. A narrow but asphalted road leads to the gated entrance of the land. The land has a size of 14.382 sqm as per existing title deed and is completely fenced. An internal road covered partially with granite cobble stone allows access for motorized transport. A comfortable footpath tiled with local sandstone leads through the entire land so that a leisurely walk through the land at all weather conditions will be pleasant. A division of the land is investigated at present. In such case each piece of land has separate access from the road.
Planting: The land is densely planted with a variety of about 350 different fruit trees, such as oranges, mandores, lemons, bitter orange, mandarin, clementine, grapefruits, pomelos , quava, avocados, a variety of olives (some of the trees are estimated to be older than 200 years) , a variety of grapes, pecan and walnuts, apricots, carob etc. in addition to various decorative plants and about 200 trees.
Water: The land has its own borehole in about 180 m depth, which produced even in hot summers sufficient water to irrigate all plants and trees. The borehole is fitted with a deepwell pump of 15 hp strength. The pump is driven by a 45 KW generator (Perkins) and the whole land is equipped with a pipe / sprinkler system that has its own centralized monitoring station. The property is additionally connected to the public municipal water supply system.
Equipment / Tools: Machinery, tools, spares and items required in agriculture and gardening exist and are included in the sale.

Buildings

The idea of construction by the present owners was to create the looks of a small, private and completely autonomous “village”, independent from public services. As a result 3 small houses were built, all cladded in beige natural stone, with red roof tiles and complying architecturally with the Cyprus village style. No misplaced luxuries were considered but all necessities expected in this surrounding installed.
No aircondition or heating was installed. Instead 2 fireplaces were providing for the warmth required in winter and big windows providing for fresh air in summer. All houses received proper and tasteful furniture all of which is included in the sale (except for emotional reasons one “candle crown” and 3 small paintings). All windows and glass doors are fitted with double glasing.

All electric equipment up to 13 Amp. (light, ventilation, music, water pressure pump, Internet) is operated by a photovoltaic system. Electric cooker plate, baking stove and extractor however (36 Amp.) require the switching on of a small 6,3 KW Generator for the time the cooking lasts. Connection to AIK is at present investigated.
Basement / stores: Under the level of the 3 houses there is dry, ample and secure storage place of a total of abt. 50 sqm for tools store, furniture store and photovoltaic equipment store cladded in natural local sandstone.
Generator house: There is next to the store rooms a separate house which has two generators (45 and 6,3 KW), electric fuse and switch boards, a 1 cbm diesel fuel tank, all very well noise insulated for minimum disturbance. Also this house (abt. 12 sqm.) is cladded by the local sand stone and has red roof tiles to match with the rest. The smaller of the two generators has a cabled starter on/off switch conveniently close to the BBQ and kitchen area.
